December 2021 Market Update

December 2021 | Market Update | Steamboat Springs

We just completed our first full moon of 2022 as we inch closer to the end of January and for the past 26 years, The Steamboat Dance Showcase has been a treat to behold. A production put on by students and a wonderful chance for visitors and locals to gather and support a vital community service here in Steamboat: The Arts. Tickets are only $10-$20 and masks are required. The shows are Friday and Saturday from 6:00-7:30 PM at the Steamboat Springs High School. There are also some rowdy bands at the dance halls this weekend including Stone Riot Live, a Tool tribute band and The Fuzzheads. On Sunday, the new chairlift at Howelson Hill will be officially recognized with the Burrows Chairlift Community Celebration. That starts at 10 AM and will accompany the free skiing at Howelson on Sunday as well. Hope to see you out there enjoying the sunshine!

We are well underway to the start of 2022 and the market numbers for the end of December 2021 were true to the fact that the inventory is slim, and yet buyers are still lining up to get their piece. The market statistics are telling us the clearest picture: 91 homes were sold last month and only 39 new listings were brought to market. At the end of December, there were 87 active homes, which is down 61% compared to the same point in 2020. If you happen to be thinking of selling, it is an incredible time to do so, and believe it or not, we are still finding deals for the buyers we are working with.

The average number of days on market decreased from 55 a year ago to 37 days on average this past December. In the outer boroughs, we are seeing multiple offers on townhomes in Hayden and land in Clark and Oak Creek, and because the inventory is so tight, the right property is being sold for almost 100% of the asking price. Don’t be fooled by the low inventory in comparison to a year ago, there are sellers that are willing to part with their properties for the right price, and there are buyers that still want to move to Steamboat and experience our way of life.

The definition of local living in this awesome local town means owning an address on Conifer Cir. The main home has been tastefully updated with a 1st level master and remodeled master bath, a range with hood, stainless steel appliances, and ample counter space and storage throughout the kitchen. Sip coffee at the breakfast bar and breathe in an incredible view of the ski area. The sheer amount of windows with natural south-facing sunlight is something you have to see to believe. The southern windows allow for a great deal of passive solar for both the main and guest residence and on some winter days, the heat might not even kick on. There is also a brand new attached caretaker, completed in November of 2020, with its own C.O., electric and gas meter, and address that can bring in great rental income or be a spectacular guest suite. Highlights of the caretaker include radiant heated floors, a tankless hot water heater, pocket doors, modern timed lights, window treatments, vaulted ceilings, energy-efficient appliances, and a stained glass window to die for! Did we mention this Conifer Cir gem has views for days? Your own personal visual theater of the ski area, south valley, and Howelsen Hill greets you as you pass through the open kitchen/dining/living space out a sliding glass door, and onto the back porch. The outside soffit lighting allows for a surreal experience of watching the snow falling during the winter months and making you feel like you are living in your own personal snow globe. The trex decks give ample space to enjoy the outdoors and entertain with ease. Access to schools, parks, restaurants, and friendly neighbors just steps away are the benefits of living in downtown Steamboat. This home has been lovingly cared for and reimagined and is ready for the next Steamboat family to fill with memories.
