January 2022 Market Update

January 2022 | Market Update | Steamboat Springs

The end of February in Steamboat always presents the community with one of the most epic music fests… WinterWonderGrass. A collection of over 25 primarily Blue Grass bands served alongside 20 of Colorado’s most legendary brews. This year’s headliners include Trampled by Turtles, Yonder Mountain String Band, Kitchen Dwellers, and The Travelin’ McCourys. The community and family-friendly event features a colorful kids zone with face painting, hula hooping. and crafts. Come enjoy the music and let the kids roam free, and speaking of free, kids under 12 are free with an adults admission, and seniors over the age of 75 are also free. What could be better than taking in a Paradise Valley sunset, with a cold Colorado draft in your hand and jam the night away! You know we will be dancing under the stars and we hope to see you there!

The first month of 2022 is in the books and the market numbers were true to the fact that the inventory is slim and buyers are still lining up to get their piece. For the first time in quite a few months, we gained more listings than we sold. 48 properties were sold last month and we gained 53! At the end of January, there were 76 active homes, which is down 62% compared to the same point in 2021. Land is still hot and accounted for 30% of all transactions last month. Sales and Pendings have been trending downwards due to the low inventory and yet the average sales price is still climbing up. Many of the homes that carried over from 2021 have been sold and new listings are coming on fast and leaving just as fast. What a unique time to be a part of the market! Check out the aggregated statistics below:
