We welcome the end of one year and the beginning of another. 2021 saw our kids return to school full time and the shops and restaurants of Steamboat are buzzing with guests and locals alike. Steamboat is still quite the destination with the town at around 90% plus capacity. We were honored to participate in and volunteer for the 34th Annual Community Christmas Dinner organized by the Steamboat Springs Board of Realtors that took place on Christmas Day. And 2021 couldn’t be ending any better for our prayers have been answered…snow snow snow! The Valley looks like it should this time of year and we are doing our best to take time off from work and get the families out and explore the winter wonderland. What adventures and sights of the Yampa Valley have you taken in over the holidays?

The New Year is approaching and the Real Estate market is in its usual holiday cycle. The red hot market has dropped a few degrees, yet for the right property, we are still seeing high demand and multiple offers. The market statistics are telling us the clearest picture: 89 homes were sold last month and only 45 new listings were brought to market. At the end of November, there were 110 active homes, which is down 59% compared to the same point in 2020. If you happen to be thinking of selling, it is an incredible time to do so, and believe it or not, we are still finding deals for the buyers we are working with.

The average number of days on market decreased from 63 a year ago to 33 days on average this past November. We are seeing longer days on market for the outer boroughs, Hayden, Clark, and Oak Creek, but because the inventory is so tight, the right property is being sold for almost 100% of the asking price within a relatively short window. Our average sales price is approaching $1MM which presents a challenge for locals and is part of the reason we are seeing so many housing issues being discussed in our community.
