South Valley
As Highway 40 winds out of Rabbit Ears Pass from Kremmling, the first full view of the Yampa Valley that you’re greeted with heading into Steamboat Springs is the neighborhoods of the South Valley. Here the Routt County plan is in full effect: low density living, larger parcels of land, big open views, and miles of ranch land. The picturesque setting of Lake Catamount and the rolling hills that stretch beyond the horizon are the defining features of the landscape here and a warm welcome home when driving in from the east. The South Valley is the area south of Steamboat Springs along Highway 131 and Routt County Road 14 towards Oak Creek and the Stagecoach Reservoir. The anchor development here is Catamount Ranch and Club offering 50 acre homesites around Lake Catamount with amenities such as a clubhouse, 18 hole golf course, pool, and incredible alpine terrain for nordic winter activities. The other major subdivisions of the South Valley are Alpine Mountain Ranch, Country Green, Steamboat Pines, Big Valley Ranch, Dakota Ridge, Priest Creek Ranch, Blacktail Mountain Estates, Spring Green, Whitewood, Hilton Gulch, White Cotton, Deerwood Ranches, Fox Estates, and Agate Creek Preserve to name a few. Many people ride their gravel bikes during the summer and cross country ski in the winter because the traffic is obsolete and the wildlife outnumbers the home owners. The roads are often gravel and lead to the top of one ridge or another. Many of the subdivisions allow for homesites high up on the side of the ridge with expansive Yampa valley and Steamboat ski resort views. The South Valley homes trend towards luxurious and well appointed with many set on large parcels of 35 acres or more. Space is plentiful and the scenery is epic with varying elevations covered in aspen and evergreen trees and Steamboat’s famous alfalfa hay moving with the wind over acres and acres of wide open meadows.
