West Steamboat
As Steamboat Springs continues to expand, most of the development is happening west of town. The crown jewel on the west side is Marabou Ranch. This 1,717 acre home development along the Elk River allows for 62 homesites and incorporates the western heritage of Steamboat Springs living with luxury real estate offerings. Marabou residents have access to some incredible horseback riding, fly fishing, hunting, biking, and hiking, and the ability to participate in the agricultural operations of the ranch. The majority of the west end neighborhoods is home to working class locals and where many of the affordable Steamboat homes are located.The newly constructed $80m Sleeping Giant school serving Kindergarten through 8th grade is now the anchor of this area and just opened its doors in fall of 2021. There is also the highly respected Steamboat Montessori School and the “Little Course” Steamboat Golf Club which offers a par three nine hole golfing experience for its members. Steamboat II, Heritage Park and Silver Spur subdivisions, made up mostly of single-family homes on parcels of a quarter to three quarters of an acre, flank the two schools. Closer to town are West End Village, Riverside, West Acres and Sleepy Bear Trailer Parks, Sunlight Crossing, and the Copper Ridge Business Park which offers many live/work spaces. This area of the county is growing rapidly as new restaurants, brew pubs, and businesses continue to build and move in that direction. There are also two new housing developments being developed in the coming years… Brown Ranch, owned by the Yampa Valley Housing Authority, is a 536 acre parcel of land that promises to add 2,300 affordable units to the Yampa Valley with a mix of apartments, attached single-family, and stand alone single-family homes. The other development is the Overlook Subdivision that is set to add 140 homesites consisting of mostly higher end single-family homes.
