Property owners have lived off-grid, relying on solar, generators, battery banks, and other alternatives because utility power simply wasn’t available. While that worked well for some owners, it also created limitations for others who wanted the convenience of traditional electric service and limited the buyer pool for resales.

Now, that is beginning to change.

According to information recently released by the Stagecoach Property Owners Association (SPOA), property owners approved a special assessment to help fund a new electrical infrastructure project that will expand utility power into portions of the South Shore subdivision. The project was approved by more than two-thirds of the affected property owners and will benefit 59 lots located along Shoshone Way, Arapahoe Road, and surrounding areas.

Why This Project Matters

To understand the significance of this project, it helps to understand a little Stagecoach history.

When the original Woodmoor development collapsed in the 1970s, many planned infrastructure projects were never completed. As a result, some South Shore neighborhoods developed without access to traditional electric service and evolved differently than other parts of Stagecoach.

Over the years, many owners built homes using off-grid systems instead of waiting for utility infrastructure to arrive. By 2020, approximately 40 off-grid homes had been constructed in South Shore according to SPOA’s recent newsletter.

While off-grid living appeals to some buyers, access to utility power can open the door for a broader group of homeowners, builders, and future residents.

What Was Approved?

The project will extend electrical infrastructure from the existing Yampa Valley Electric Association (YVEA) system through portions of South Shore, bringing utility power closer to dozens of currently underserved properties.

The project affects 59 specific lots that were identified as directly benefiting from the new infrastructure. The total estimated construction cost was approximately $308,357, with SPOA contributing funding toward the project and the remaining cost allocated among the benefiting lots. Property owners approved a special assessment of approximately $4,717.93 per lot to help fund construction.

According to the newsletter, more than two-thirds of the affected owners voted in favor of the project, allowing construction to move forward.
