The Cottonwoods at Mid Valley: A Step Toward Attainable Homeownership in Steamboat Springs

The Cottonwoods at mid valley

Ask anyone who lives and works in Steamboat, and they will probably tell you that finding an affordable home here isn’t easy. But it’s not impossible. This summer, the Yampa Valley Housing Authority (YVHA) launched something that gives many of us real hope: the pre-screening form for The Cottonwoods at Mid Valley, a new attainable housing development designed specifically for full-time locals.

As someone who grew up here, works here, and wants to see Steamboat thrive as a community, not just a resort town, this project matters. It’s a chance for working families, educators, healthcare professionals, and everyday locals to buy a home in Steamboat Springs and stay rooted in the Yampa Valley.

🌿 What Is The Cottonwoods at Mid Valley?

The Cottonwoods is a new for-sale housing community being developed by YVHA, located just off Elk River Road near US-40. When completed, it will include 72 deed-restricted homes in a mix of one, two, and three-bedroom townhomes and condos. These homes are reserved for Routt County locals who live and work here, with income limits in place to ensure real affordability.

Key features include:

  • 1–3 bedroom floorplans

  • Energy-efficient, community-focused design

  • Long-term affordability through deed restrictions

  • Prioritized for locals earning 80–140% of Area Median Income (AMI)

This project isn’t about vacation homes or investment flips. It’s about building a future where locals can own and stay in Steamboat.

📝 How to Apply: Pre-Screening Open Now

As of July 8, 2025, YVHA has released its pre-screening form, a simple online questionnaire that determines whether you’re eligible to move forward with the application process.

🗓️ Deadline to complete the form: August 31, 2025
👉 Start your pre-screening here

This is not a full application or a commitment to buy, just the first step toward learning if The Cottonwoods might be a fit for you and your family.

💬 Why This Matters to Steamboat Locals

We all know someone who’s had to leave town because they couldn’t find stable housing. Maybe it’s your favorite barista, your kid’s teacher, or your neighbor who finally gave up after years of rent hikes. Attainable housing in Steamboat Springs is a lifeline for the people who make this town special.

The Cottonwoods at Mid Valley represents more than just new homes, it’s a small but meaningful step toward keeping our local workforce in the valley, maintaining our school populations, and reducing commute times for essential workers who have been pushed to outlying towns.

🏡 What’s Next?

Once the pre-screening window closes on August 31, eligible applicants will receive next steps from YVHA, including full application details, income verification, and eventually entry into a housing lottery.
