Ask anyone who lives and works in Steamboat, and they will probably tell you that finding an affordable home here isn’t easy. But it’s not impossible. This summer, the Yampa Valley Housing Authority (YVHA) launched something that gives many of us real hope: the pre-screening form for The Cottonwoods at Mid Valley, a new attainable housing development designed specifically for full-time locals.
As someone who grew up here, works here, and wants to see Steamboat thrive as a community, not just a resort town, this project matters. It’s a chance for working families, educators, healthcare professionals, and everyday locals to buy a home in Steamboat Springs and stay rooted in the Yampa Valley.
🌿 What Is The Cottonwoods at Mid Valley?
The Cottonwoods is a new for-sale housing community being developed by YVHA, located just off Elk River Road near US-40. When completed, it will include 72 deed-restricted homes in a mix of one, two, and three-bedroom townhomes and condos. These homes are reserved for Routt County locals who live and work here, with income limits in place to ensure real affordability.

As of July 8, 2025, YVHA has released its pre-screening form, a simple online questionnaire that determines whether you’re eligible to move forward with the application process.
