Earlier this year, I wrote about The Stockman as one of the most significant development projects planned for the base area in Steamboat. At the time, it was already a major story — a large-scale redevelopment on a long-vacant site with the potential to reshape part of the resort.

There’s now a meaningful update.

The Stockman is moving forward under the Auberge Resorts Collection brand, and that changes the conversation in an important way.

For roughly 15 years following the 2007–2008 recession, there was very little new multi-family development at the base of the ski area. Projects were paused, delayed, or never restarted, and several sites — including the one where The Stockman is planned — remained underutilized.

That began to change with The Amble, which was the first new multi-family development delivered at the base in over a decade. It helped demonstrate that there was real demand for new product in that location.

Now, we’re seeing what looks like a new development cycle.

As discussed in our recent market and forecast coverage, there are multiple projects expected to move forward over the next three to five years — making this one of the more concentrated periods of base-area development Steamboat has experienced in decades.

The Stockman, especially with Auberge involved, is likely to be one of the defining pieces of that cycle.
