STEAMBOAT SPRINGS, Colo., May 7, 2024 – The Western Lodge, operated by Peter and Kathi Guler for over 20 years, along with two adjacent residential properties, has been sold. Brokered by Team Yazbeck of Coldwell Banker Distinctive Properties, the combined sale totaled $8.65 million, completed through two separate transactions.
The Western Lodge, a 35-room motor lodge situated on the west end of Steamboat Springs, catered to a diverse clientele, from skiers to cowboys, during the Gulers’ ownership. The couple lived onsite in a two-bedroom owner’s quarters, becoming integral to the lodge’s community atmosphere. An investment group has purchased the lodge and plans to renovate it into a modern, boutique accommodation, with the lodge itself accounting for $5.9 million of the sale.
“It was an honor to work with the Gulers and help transition their property to another group passionate about lodging in Steamboat, with a vision for developing the iconic downtown site’s next chapter,” said Robert Yazbeck of Team Yazbeck. “This complex transaction took almost two years to complete.”
The hotel and two northern parcels had been listed by various local agents for over a decade. Yazbeck suggested a new strategy, advising the Gulers to separate the properties, making them more attractive to a broader range of buyers and uses. This approach was successful, resulting in multiple offers and both deals closing in April 2024.
