Closing the Sale

Closing Day

It’s almost time to celebrate but there’s a few things to take care of first.

Final Walk-Through

More of a formality than anything else, the final walk through typically takes place the day before, or the day of the closing. The buyer visits the property with their agent to verify that everything is in working order, any agreed upon repairs have been done and any personal property not included in the sale has been removed.

Utilities

Remember to shut off any utilities so you don’t get charged unnecessarily. We will provide a list of contact info before the closing occurs as make sure the buyer is informed of what steps they need to take as well.

Be Prepared

We are ready to assist you should an unforeseen glitch pops up, even at this last stage. If something at the property breaks down or the buyers’ loan does not pull through on time, there is no need to worry. As experienced Steamboat Springs realtors, we have encountered these problems before so we know how to handle them efficiently and in a stress-free manner.

Closing

The title company will furnish all parties involved with a settlement statement, which summarizes and details the financial transactions enacted in the process. If you would prefer not to attend the closing in person, then arrangements can be easily made for you to sign remotely. If you are receiving funds from the transaction, you can elect to either have the funds wired electronically to an account at your financial institution or have a check issued to you at the closing.

What Do You Do with the Money?

It is very important to have a plan for the proceeds of your sale taking into consideration your current and future financial situation as well as tax implications. We’ll help you estimate the amount of proceeds you will net from the sale early in the process so you can develop effective tax strategies, estate planning and future investments. We have developed relationships with accountants, bankers and financial advisors that may come in handy to help wrap up your Steamboat Springs real estate transaction and set you up into the future.

If you’re rolling the proceeds into another purchase, we’ll do everything we can to make sure the process is seamless such as helping to facilitate a 1031 tax deferred exchange or connecting you with one of our real estate partners around the globe if you are relocating.

Now it’s time to celebrate and share stories of the trials and tribulations of the process. It has been a pleasure working with you and we wish you the best with your future endeavors!
