Preparing Your Property

The Do’s And Don’ts

One of the most common questions first-time home sellers have is, “Should I renovate my home before selling?” The answer to this depends on a few factors and there are always small things you can do to increase the appeal of your property and create a lasting impact on potential buyers. At Team Yazbeck we are committed to partnering with our clients as early in the process as possible so we can help with the preparation phase, whether it be providing our opinion of what needs to be done or providing contractors from preferred vendor list to do the work. In some cases, we will even partner with our clients and invest our own money in the improvements of the property to ensure the home is looking as good as possible before we enter the market.

Here are some things to keep in mind as you are preparing your property and we are happy to provide a free consultation at your property to discuss your specific situation in detail.

Curb Appeal

Keeping your landscape pristine, and adding creative touches to your yard, such as colorful annuals, will create an immediate impact on potential buyers. Keep in mind the simple exterior touches will go a long way towards your goal of selling fast and for the highest price. Things such as a new front door or house address numbers, retouching the exterior paint, and making sure the first impression is top-notch are some of the smaller things you can accomplish before going to market and achieving maximum curb appeal.

Property Repairs

Simple upgrades such as lighting, new carpets, and a fresh coat of paint in the most frequently used rooms will instantly brighten up the property. Renovations not only make a home look more enticing to potential buyers, but the right improvements will also increase your home value. Not all renovation projects are worth the cost, time, and effort they’ll take to complete, however. As experienced Steamboat Springs Realtors, we can help guide you and advise you on the top areas of focus that will be worth your investment and help your property attract the best offer.

Cleanliness and Staging

Keep your property uncluttered, sweet-smelling, and well-lit from top-to-bottom. Pay attention to details like putting away the kitty litter, placing a vase of fresh flowers near the entryway, and having your carpets cleaned. We will scan the property before it is listed for sale and answer any questions you may have about the staging of your property. Start with a top-to-bottom cleaning and spend time on both the interior and exterior. As you scrub down appliances and declutter each room, you should also depersonalize the space as much as possible. Removing unique decorations, painting over any loud wall colors, and stowing away family portraits can all help the buyer imagine the home as their own. We have industry partners who specialize in the cleaning and staging of properties for sellers who don’t have the time to do so themselves.

It’s Showtime!

Now that we have prepared your property for prime time, we can start scheduling showings and building the list of potential buyers. Positioning your property in the marketplace and presenting it in its best light to potential buyers is where our team truly shines and a place we can earn our keep and then some. We will take full advantage of the “ Coming Soon” marketing period that our MLS allows to create a buzz around your listing before it even hits the market. During this time leading up to the listing going live, we will do more marketing than many of our competitors would do for the entire life of the listing. We will hit every marketing modality available to us and do so in a professional and strategic manner to attract the greatest number of targeted, qualified buyers to your property.

Showings

We will take care of the details when it comes to scheduling showings and fielding questions about your property. All you have to do is have the house looking as good as it can and we’ll take care of the rest. Buyers typically feel more comfortable discussing a property with their agent if the homeowner is not present, so do plan on vacating for showings if at all possible. We will do our very best to become an expert on the details of your property, the development it is in, the HOA, if any, and any other pertinent details about the offering so we can sell it efficiently and effectively. If we determine that it would benefit the sale to have someone from our team at the showings, we are happy to provide that service and have a big enough team to be able to cover every showing no matter what day or time it is scheduled.
